Property Verification Checklist for India
A practical, interactive checklist covering title, land records, approvals, dues, litigation, possession and payments, so you know what to ask before you pay for a property.
Ask for the paper before you pay.
A registered sale deed shows a transfer happened. It does not by itself show that the seller had a clean title, that the land records agree, or that the building is approved. Work through the groups below, tick each item once you have seen the supporting document, and note the gaps. Nothing you tick is stored or sent anywhere.
01 · OWNERSHIP & TITLE
Confirm who owns it and how
02 · LAND & MUNICIPAL RECORDS
Check the property on paper matches the property on site
03 · APPROVALS & COMPLIANCE
See whether the construction and project are permitted
04 · LIENS, LITIGATION & POSSESSION
Find out what could stand between you and clean possession
05 · TRANSACTION & AFTER
Protect the money and the paperwork
This checklist is general information, not legal advice or a legal opinion. Requirements vary by state, property type and lender. Have a qualified advocate review title documents before you commit.
Pause if you see any of these.
None of these proves a problem, but each one is a reason to slow down and ask for documents.
- The seller is reluctant to show original documents.
- The chain of title has gaps or missing links.
- Names, extents or survey numbers differ between documents.
- The seller acts through a power of attorney that cannot be verified.
- You are pressed to pay quickly or in cash.
- The price is far below comparable properties without a clear reason.
- Only an unregistered agreement exists.
- There are unresolved court notices or disputes on the property.
Want the documents checked and reported for you?
FiveCheckMate structures the verification, organises the records and presents the findings in a written report. See what that looks like first.

Our human-led verification scope may include a 30-year title-chain review where records permit, EC and registration-record checks, government and building approvals, Telangana revenue records (including applicable Bhu Bharati/Dharani records), Section 22-A screening, accessible litigation searches, Telangana RERA review and physical or land-use risk screening for issues such as boundaries, FTL, buffer zones and publicly available HYDRAA-related information.
Checks depend on the property, available records and applicable requirements. Findings identify risks and gaps; they do not guarantee clear title or freedom from future claims.

Is this checklist legal advice?
No. It is general information to help you ask better questions. Requirements differ by state, property type and lender, and legal opinions on title should come from a qualified advocate.
Which documents should I ask the seller for first?
Start with the latest registered deed, the earlier deeds in the chain, an encumbrance certificate, property-tax receipts and the approved plan, then extend the list based on the type of property.
Can FiveCheckMate carry out these checks for me?
FiveCheckMate can structure and coordinate verification workflows, organise the documents and present the findings in a written report. Legal opinions on title are given by qualified advocates.
Does ticking every box mean the property is safe to buy?
No. A checklist shows what to look at, not what you will find. Each item needs the underlying document and a professional reading of it.
